A new detached accessory dwelling unit creates independent living space in a structure separated from the primary building. It can support privacy and a purpose-designed layout. It also needs every system expected of a dwelling and a clear path through the governing jurisdiction.
Start with ADU feasibility. A beautiful plan is not a substitute for site area, access, utility and foundation evidence.
What belongs in a detached ADU scope?
Preconstruction
- property and jurisdiction research;
- survey or verified site dimensions;
- concept placement and room program;
- architectural documents;
- structural and energy work;
- utility and civil information where required;
- agency submittal, corrections and permit coordination; and
- a finish and allowance schedule.
Site and structure
- protection, temporary access and staging;
- demolition and clearing;
- excavation, grading and drainage;
- foundation and slab or raised-floor system;
- framing and structural hardware;
- roof, exterior walls, windows and doors;
- insulation, air sealing and waterproofing; and
- exterior steps, landings and required access.
Building systems and interiors
- electrical service, panel, circuits, fixtures and devices;
- water, waste and vent piping;
- heating, cooling and ventilation;
- fire sprinklers when required;
- cabinets, countertops and appliances;
- bathrooms, tile and plumbing fixtures;
- wall, ceiling and floor finishes; and
- testing, inspections and closeout.
External work
- utility trenching and tie-ins;
- sewer route and cleanouts;
- paving, fencing and landscape restoration;
- drainage discharge and roof-water handling;
- address, mail, refuse or access items where required; and
- owner training, warranties and final documents.
If a proposal says “turnkey,” attach this list and ask the provider to mark each item included, allowance, owner-supplied, provisional or excluded.
How should a standard plan be evaluated?
LADBS says pre-reviewed standard plans can simplify repeated design review, while site-specific zoning and foundation checks remain. The City’s standard-plan information bulletin also calls for architectural, structural, building-system and Title 24 information.
A standard footprint may work well on a straightforward site. It may lose its advantage when the property needs meaningful changes to placement, access, foundation, drainage, utility routes or room layout. Foundation choice follows the site and design
Do not choose a slab, raised floor, pier system or retaining strategy from a generic price table. The structural basis may depend on grade, soil information, drainage, building height, plan geometry and site access.
Ask the designer or builder to state:
- the assumed foundation system;
- what investigation supports it;
- whether structural calculations are included;
- what excavation and export are included;
- how water moves around and away from the unit; and
- which discovered conditions can change price.
Utility runs need measured assumptions
The distance to the main building is not the same as the length of a compliant utility route. The route may need to avoid structures, trees, hardscape, easements and other services.
For City of Los Angeles projects, use current LADWP information for water and electricity. LADWP may issue project-specific requirements and charges. Other incorporated cities may use different electric or water providers.

Access changes the construction method
Record the narrowest gate, side yard, vertical clearance, slope and route from street to build area. Ask how excavation, concrete, framing, roofing and waste removal will reach the site.
Limited access does not automatically prevent construction. It can change equipment size, labour, staging, delivery sequence and restoration cost. Those effects should be named before a fixed schedule is accepted.
How much does a detached ADU cost?
Current provider-published Los Angeles guides show a wide spread. Some publish roughly $150,000 to $400,000-plus for ADUs generally; others place detached construction around $200,000 to $480,000 or use $300–$600 per-square-foot planning figures.
These numbers are not equivalent. Ask what the range includes and whether it assumes a flat, accessible site with ordinary utilities. Use the 2026 cost guide to create a complete budget rather than multiplying one headline rate by floor area.
What makes detached construction a poor first path?
Test alternatives when:
- utility or access work dominates the usable space and budget;
- a slope or retaining condition requires a different project strategy;
- protected resources or overlays materially constrain placement;
- the desired unit does not fit without harming the primary home’s use;
- a compliant conversion can meet the same goal with less work; or
- the financing plan depends on an unsupported rent, appraisal or completion assumption.
“Allowed” and “worth building” are separate conclusions.
What should the construction schedule show?
Require phases and dependencies for feasibility, design, permit review, utility applications, long-lead selections, mobilization, site work, foundation, framing/dry-in, rough systems, insulation/drywall, finishes, inspections and closeout.

What should you verify before signing?
Use CSLB’s public licence check. Confirm the contracting entity matches the proposal and contract. Review relevant completed detached projects, not only renderings. Ask for references whose unit type and jurisdiction resemble yours.

Frequently asked questions
Is a detached ADU always more expensive than a garage conversion?
It normally contains more new structure, but a deteriorated or noncompliant garage can erase much of the expected conversion saving. Compare complete scopes after investigating the existing building.
Does a detached ADU need a separate utility meter?
Requirements and choices depend on the jurisdiction, utility and project. Confirm the proposed service and metering strategy during feasibility rather than assuming a universal answer.
Can a standard plan guarantee faster permitting?
No. It may reduce review of the repeated design. Site plan, zoning, foundation, utilities and other clearances still need property-specific review.
What is the best size?
The useful size depends on the occupant goal, property, rules, budget and complete cost. A smaller unit can cost more per square foot because kitchens, bathrooms, utility connections and mobilization do not shrink in direct proportion to area.
